Yes, you can choose between virtual tours and in-person visits, so you can check out One305 Central from wherever you are. When you're ready to see the community in person, schedule a tour with our team; we’re always happy to show you around.
At this time, furnished apartments are not available at One305 Central. We do partner with CORT Furniture, though, so you have an easy option if you're looking for a furnished space.
Pricing & Fees
Standard security deposits range from $200 up to one month's rent, based on credit approval, and are due before move-in.
Utilities are not included in your monthly rent and are billed separately based on usage. This gives you more control and flexibility over what you spend each month.
Residents can choose between AT&T and Spectrum for internet and Wi-Fi service. You’re free to pick whichever fits your needs best.
Rent payments are easy to manage through our resident portal, where you can choose from several online payment options for your convenience.
A monthly fee that ranges between $54 and $89 covers valet trash, risk management, and pest control. Parking is included as well, but can vary, so check with our leasing team for current pricing.

Application and Leasing
You can apply for a home at One305 Central entirely online. Find the floor plan you love, check availability, and follow the prompts to complete your application.
Yes. Application fees are $85 per applicant and non-refundable, while guarantor applications are $150. A $235 administrative fee also applies, and it's refundable only if your application is denied.
We keep the list straightforward, and it’s nothing out of the ordinary. You'll typically need:

Lease terms at One305 Central range from 3 to 15 months, depending on availability and the pricing for your selected term. There’s enough flexibility to find something that works for you.
Subletting isn't permitted at One305 Central. If your plans change, our team can go over the options available under your lease.
Renter's insurance isn't required, but we recommend it as an easy way to protect your personal belongings. All residents are also enrolled in our risk management program, which includes liability coverage for qualifying occurrences as outlined in your lease agreement.
Renewal offers are typically presented before your lease expires and are based on factors like market conditions, term length, and overall demand. Our leasing team is happy to go over your options with you whenever you're ready to talk renewal.
At this time, One305 Central doesn't have affordable housing or income-restricted apartment homes available.
Pets
Yes, One305 Central is pet-friendly and we welcome you with your four-legged companions. Breed restrictions and additional pet policies do apply, so contact our leasing team for full details on fees, restricted breeds, and requirements.
There's no base pet deposit required at One305 Central. Pet fees and monthly pet rent do apply, based on the results of your approved pet screening profile.
Our pet policy allows up to two pets per apartment home, with a combined weight limit of 100 lbs. Larger pets may be restricted to first-floor apartment homes, and breed restrictions also apply. Contact our leasing team for details on approved breeds and requirements.
One305 Central includes pet-friendly amenities like a 24-hour pet spa and an on-site bark park, giving your pup plenty of room to play, exercise, make friends, and stay well-groomed close to home.

Parking
Parking here is easy. One305 Central has controlled-access garage parking included within the monthly fee, plus surface parking at no additional charge for the satellite Plaza building.
Guest parking is available on the top open level of the parking garage. Their stays shouldn't run longer than three consecutive days without approval from administration. Vehicles parked in covered or restricted areas without a valid permit may be towed at the owner's expense, and posted time limits apply to designated two-hour spaces.
At this time, One305 Central doesn't offer on-site EV charging stations. Public charging options are available throughout Plaza Midwood and Uptown Charlotte for residents who need to top off nearby.
Move-In and Move-Out Support
Yes, move-in fees apply and vary based on the apartment home you choose and current leasing terms. Your leasing professional will go over all one-time move-in costs with you before you sign your lease.
You're welcome to personalize your apartment home with décor like drapes, artwork, and other non-permanent touches. Just keep in mind that any damage or restoration beyond normal wear and tear may be charged back at move-out.
We understand that life happens. If you need to break your lease, reach out to our leasing team as soon as possible to go over your options and any applicable termination requirements outlined in your lease agreement.
Planning to move out? Here's what to expect:

Extra charges may apply for damages, cleaning, or insufficient notice beyond normal wear and tear.
Security deposit refunds are processed and mailed within the timeframe required by North Carolina law, once your move-out is complete and the final accounting is finished.

Emergency items are prioritized for a faster response. Routine requests are handled in the order received during normal business hours, typically within 48 hours.

Yes. To help keep One305 Central comfortable for everyone, quiet hours are in place, and noise levels should stay respectful, especially during evening and overnight hours. Excessive noise that disturbs neighbors isn't permitted.
One305 Central falls within the Charlotte-Mecklenburg Schools district. School assignments are based on your address and can change with district rezoning, so we recommend checking current assignments through the Charlotte-Mecklenburg Schools Boundary Locator. Plaza Midwood and Uptown Charlotte also have plenty of nearby childcare options, preschools, and early learning centers.v

One305 Central is smoke-free to keep our shared spaces healthy and comfortable for everyone. Smoking, vaping, and other tobacco products aren't permitted inside apartment homes, interior common areas, or designated shared spaces. We appreciate residents helping us keep it that way.
